Is Hail Damage Still Covered on Your Alberta Home Insurance?

Hail is the single largest driver of home insurance claims in Alberta, and coverage for it has changed. Several insurers writing homeowners policies in the province have moved hail and windstorm out of the base policy and now offer them as optional coverage. Hail deductibles that were once $1,000 are now commonly $2,500 to $5,000. Three places on your policy tell you where you stand.

Your list of insured perils

Confirm that hail and windstorm appear as included perils, not under optional or additional coverage.

Your deductible schedule

Many Alberta policies now carry a separate hail or wind deductible. That is the amount you pay out of pocket on a roof claim.

Your roof settlement basis

Roofs are settled either at replacement cost or at depreciated value once they pass 15 years. This clause decides your payout.

Based on current Alberta insurer product wordings and market reporting through 2026. Coverage, deductibles and endorsements vary by insurer and property. Your policy wording governs your coverage.

Coverage explained

What Home Insurance Covers in Alberta

An Alberta homeowners insurance policy is built from four layers: the comprehensive form, your main coverage limits, water damage protection, and optional endorsements. The first two are standard on most policies. The last two are where Alberta coverage gaps appear.

Comprehensive home insurance coverage

A comprehensive policy insures your building and belongings against every peril the policy does not specifically exclude. It costs more than a named perils or basic form, and for most Alberta properties the broader wording is worth the difference.

Fire, smoke and lightning damage

Rebuilding your home, replacing contents, and smoke damage reaching your property from a neighbouring building.

Wind, hail and weight of snow or ice

Roofing, siding, fencing and window damage from Alberta storms, plus structural damage from snow load.

Theft, vandalism and break in damage

Stolen belongings, plus repairs to doors, locks and windows damaged during forced entry.

Falling objects and vehicle impact

Tree limbs brought down by Alberta windstorms, and vehicle damage to a garage, fence or exterior wall.

The five coverage limits on your Alberta policy

These limits determine every claim payment you receive. Setting the dwelling limit correctly matters more in Alberta than in most provinces, because construction and rebuild costs have risen faster than most policy limits have been updated.

Dwelling coverage

The cost to rebuild your home, including wiring, plumbing, heating and attached fixtures. Based on rebuild cost, not market value or your property assessment.

Contents and personal property

Furniture, appliances, clothing and electronics, ideally insured on a replacement cost basis. Special limits usually apply to jewellery, bicycles and cash.

Detached private structures

Garage, shed, deck, fence and driveway. Normally a percentage of your dwelling limit, often too low for Alberta properties with a shop or oversized garage.

Additional living expenses

Hotel, temporary rent and increased food costs while your home is uninhabitable after a covered loss.

Personal liability coverage

Legal defence and damages if someone is injured on your property. Increasing from $1 million to $2 million usually costs very little.

Water damage coverage in Alberta

Water damage now causes more home insurance claims across Canada than fire, and no single endorsement covers every source. Most Alberta water claims involve a homeowner who carried one of these coverages but not the others.

Water escape inside the home

Burst supply lines, failed hot water tanks and appliance hoses. Usually included on a comprehensive policy.

Sewer backup coverage

Water backing up through floor drains, basement toilets and laundry standpipes. Almost always optional, and essential in mature Edmonton and Calgary neighbourhoods.

Overland water coverage

Surface water entering at ground level after heavy rain or rapid snowmelt. The coverage most often missing from Alberta policies.

Flood coverage for river overflow

Water leaving the North Saskatchewan, Bow, Elbow or Oldman rivers. Availability depends on your flood zone.

Ground water and seepage

Water entering through foundation walls during prolonged saturation. Commonly excluded, which is why lot grading and a working sump pump matter.

Optional home insurance endorsements in Alberta

Endorsements, sometimes called riders or add ons, decide whether your policy actually fits your property. Which ones your insurer includes automatically varies widely between Alberta companies.

Sewer backup

Backup through your own drains and sump pump.

Overland water

Surface runoff and rapid snowmelt at ground level.

Hail deductible buy down

Reduces a $2,500 to $5,000 hail deductible where available.

Service line coverage

Water, sewer, gas and electrical lines you own on your lot.

Equipment breakdown

Furnace, hot water tank, heat pump and appliance failure.

Guaranteed replacement cost

Protection if your rebuild exceeds the dwelling limit.

Secondary suite coverage

Legal and non conforming basement suites, common across Edmonton.

Short term rental coverage

Nights hosted on rental platforms, which standard policies exclude.

Alberta Home Insurance Risk Zones: Hail, Sewer Backup, Flood and Wildfire

Alberta is not a single insurance market. A home in northwest Calgary, a bungalow in mature central Edmonton and an acreage on the forest edge each require different endorsements. These are the four risks that shape Alberta home insurance pricing.

Hail belt

Calgary, Airdrie, Okotoks, Red Deer and central Alberta

Alberta sits in the most hail exposed region in Canada. A single Calgary hailstorm in August 2024 generated more than 130,000 insurance claims. Insurers have responded by raising hail deductibles and, in some cases, removing hail from base homeowners policies.

Ask your broker about: a hail deductible buy down, replacement cost roof settlement, and credits for Class 4 impact resistant roofing.

Urban sewer backup

Calgary, Airdrie, Okotoks, Red Deer and central Alberta

When heavy rainfall exceeds municipal storm capacity, water backs up through floor drains, basement toilets and laundry standpipes. Older combined sewer areas are affected most, and Edmonton homes without a backwater valve saw the heaviest losses in the 2026 storm season.

Ask your broker about: sewer backup limits, sump pump failure coverage, and a credit for an installed backwater valve.

Hail belt

Calgary, Airdrie, Okotoks, Red Deer and central Alberta

Two separate risks share this zone. River flooding is the visible one. Surface ponding, where storm drainage cannot keep pace and water pools before entering at ground level, is far more widespread and affects many ordinary residential addresses.

Ask your broker about: the overland water endorsement, how ground water is worded, and insurer requirements for lot grading and window wells.

Hail belt

Calgary, Airdrie, Okotoks, Red Deer and central Alberta

Properties near the forest edge face direct wildfire risk as well as smoke damage from fires burning at a distance. Insurers restrict new business during active fire seasons, so coverage decisions need to be made well before a season begins.

Ask your broker about: additional living expenses limits, outbuilding and equipment coverage, and FireSmart property credits.

Reduce your premium

How to Lower Your Home Insurance Premium in Alberta

Beyond the standard claims free and bundling discounts, these are the changes that reduce Alberta home insurance premiums most, listed roughly by impact.

Install impact resistant roofing

A Class 4 rated roof is the largest single premium lever in hail exposed parts of Alberta, and often preserves replacement cost roof settlement beyond 15 years.

Correct your roof settlement wording

Confirm whether your roof is settled at replacement cost or on a depreciation schedule. On an older roof this clause affects your payout more than any discount.

Install a backwater valve

Edmonton homeowners can apply through the EPCOR Flood Prevention Program for up to $800 toward a backwater valve. It reduces sewer backup claim risk and helps keep that coverage available.

Set your hail deductible deliberately

With Alberta hail deductibles commonly at $2,500 to $5,000, the question is whether a buy down endorsement costs less than the exposure. We price both options.

Add water leak detection

Several Alberta insurers offer discounts for monitored water flow sensors with an automatic shut off valve, one of the few home devices that earns a meaningful credit.

Raise your deductible, not your risk

Moving from $500 to $1,000 or $2,500 lowers your premium immediately. Removing endorsements to save the same amount usually costs far more at claim time.

Bundle home and auto insurance

Still the largest routine discount available in Alberta, and worth re quoting this year because insurers are repricing home and auto at different speeds.

Report your home updates

New shingles, a replaced furnace, an electrical panel upgrade or poly B plumbing removal all change your rating, but only once your insurer is told.

Difficult risks

Declined, Cancelled or Hard to Insure Homes in Alberta

Alberta insurers have tightened underwriting, and homeowners with no history of trouble are receiving non renewal notices. A brokerage with access to specialty and non standard markets can usually still place the risk. Contact us before your policy lapses, because a gap in coverage limits your options and raises the cost of the next placement.

Speak to our property team

Non standard placements move faster by phone than through a form. Have your non renewal letter and current policy ready if you have them.

Common questions

Alberta Home Insurance FAQs

No. Unlike auto insurance, home insurance is not required by provincial law in Alberta. In practice, nearly every mortgage lender requires it as a condition of the loan and continues to require it until the mortgage is discharged. Condo corporations and landlords also commonly require proof of coverage.

Alberta has the highest home insurance costs in Canada because it has the highest catastrophic weather losses. The August 2024 Calgary hailstorm alone caused roughly $3.25 billion in insured damage, and the Jasper wildfire added about $1.1 billion the same year. Rebuild costs have also risen sharply, with Canadian residential construction prices up 69.4 percent between late 2019 and late 2025. Premiums are set across the entire provincial pool, so those losses reach homeowners who have never filed a claim.

Not always. Hail was a standard included peril on most Alberta comprehensive policies for many years. Several insurers have since moved hail and windstorm into optional coverage, and hail specific deductibles have commonly increased from $1,000 to between $2,500 and $5,000. Check your list of insured perils and your deductible schedule, or send your policy to a broker for review.

Not automatically. Overland water coverage, for surface water entering at ground level after heavy rain or snowmelt, and sewer backup coverage, for water backing up through your own drains, are separate optional endorsements. Flood coverage for river overflow depends on your flood zone and is unavailable at some Alberta addresses. Ground water seepage through foundation walls is usually excluded.

Published 2026 figures put the Alberta average near $2,339 per year, Edmonton near $1,883 and Calgary near $2,484. Calgary is higher because it sits in the centre of Alberta’s hail corridor and carries river flood exposure on the Bow and Elbow. Published averages are reference points only. Your premium depends on rebuild value, roof age, plumbing, wiring, heating, claims history, postal code and the endorsements you select.

Rebuild cost, which is the cost to reconstruct your home at current Alberta labour and material prices. Because rebuild costs have risen quickly, a dwelling limit set five or six years ago is often well short today. Guaranteed or extended replacement cost endorsements provide a cushion if the rebuild exceeds your limit. Ask for a rebuild value recalculation at every renewal.

For property insurance in Alberta, insurers may use credit information where you have provided consent, and most Alberta households receive a lower premium by consenting. Consent is voluntary and the soft check does not affect your credit rating. Auto insurance in Alberta is treated differently.

Common exclusions include wear and tear and poor maintenance, damage while the home is vacant beyond the period allowed by your policy, business use of the home without an endorsement, short term rental hosting without an endorsement, ground water seepage, and certain damage during renovations. Several of these can be covered by adding the correct endorsement before a loss occurs.

Yes. A basement or garden suite changes the risk and must be declared, whether it is legal, non conforming or occupied by family. Insurers ask about separate entrances, kitchens, tenancy and municipal registration. Failing to declare a suite is a common reason Alberta claims are denied. Suites are widespread in Edmonton and we place them regularly.

Contact a broker before the cancellation date. A lapse in coverage narrows your options and increases the cost of the next placement. Bring the non renewal letter, your claims history and your current policy. Roof age, repeat water claims, older wiring or heating systems and vacancy are the usual reasons, and each has a different route to a solution.

Yes. You can cancel at any time and receive a refund of unused premium, although many insurers apply a short rate penalty rather than a straight pro rata refund. If the home is mortgaged, arrange replacement coverage before cancelling so there is no gap, and advise your lender of the new insurer.

A direct insurer can only offer its own product. An Alberta insurance broker compares your home across multiple insurers, which matters in a hardening market where companies price hail and water risk very differently. A broker also handles placement when your property does not fit standard underwriting. There is no additional cost to you, as brokers are paid commission by the insurer.
