What a Calgary home insurance broker actually does

An insurer quotes you their price. A broker checks the whole market, then reads the fine print that decides what you receive after a claim.
01

We learn the property

Postal code, roof age and material, plumbing, and whether you sit in a hail corridor or a river flood plain. About two minutes to start.
02

We read your fine print

Hail deductible, water deductible, roof settlement basis, overland water and sewer backup. This is where Calgary policies differ most.
03

We shop 11 insurers

Standard and specialty markets, including insurers that still write older roofs and flood zone addresses when others will not.
04

You choose, we bind

A plain language comparison of price against what each policy pays for a hail claim. We issue proof of insurance for your lender.

Calgary home insurance: what matters most

Your hail deductible is the most important figure on your policy

Most Calgary homeowners can tell you their deductible is $1,000. Far fewer know that hail is often carved out and charged as a percentage of the dwelling limit instead.
PERCENTAGE HAIL DEDUCTIBLE, WORKED OUT
If your policy applies a percentage hail deductible, this is what you would pay out of pocket before the insurer contributes anything to a roof and siding claim.

Not every Calgary insurer uses a percentage hail deductible, and the percentage varies. Some apply a flat higher amount instead. Your declaration page will name it, usually under wind and hail or a named perils deductible.

Why this matters more than the premium

A full roof and siding replacement on a standard Calgary two storey commonly runs $8,000 to $20,000 or more. Partial repairs run $1,500 to $5,000.

A cheap premium can cost you more

Saving $300 a year on a policy carrying a 3 percent hail deductible is a poor trade in a city that has had a major hailstorm every year for two decades.

Partial repairs can fall below it

With a $12,000 hail deductible, a $5,000 siding repair is entirely yours. You pay the premium every year and still fund the claim yourself.

It is negotiable at renewal

Insurers price the hail deductible differently, and some drop it for impact rated roofing. Comparing on this figure is a large part of our job.

The discounts Calgary insurers actually reward

Calgary is an expensive market, though it is also one of the most discount responsive. These are the levers that move a Calgary premium, ordered by impact.
10–40%Biggest lever

Class 4 impact rated roofing

Tested under UL 2218, a two inch steel ball dropped from twenty feet without cracking. Credits run 5 to 25 percent off the dwelling portion and up to 40 percent off the hail and wind component. Some carriers also drop the separate hail deductible.
Up to 25%

Bundle home and auto

The largest single discount for most Calgary households, worth pricing even months before your auto renewal.
Shop it

Compare the hail deductible, not just the price

Two Calgary quotes within $100 of each other can carry deductibles $20,000 apart.
5 to 15%

Raise the standard deductible

Moving from $1,000 to $2,500 lowers the premium, if you could absorb it. Does not change the hail figure.
2 to 10%

Water shut off and monitored alarm

Increasingly credited, given how many Calgary claims start with water rather than weather.
5 to 20%

Claims free and credit consent

Both compound over renewals. A soft credit check never affects your score.
If you are already reroofing after a hail claim, this is the moment. Upgrading to impact rated shingles during a covered replacement costs far less than doing it later. On a Calgary re-roof the premium saving alone commonly pays the upgrade back inside seven to ten years, before you count the deductible you avoid. Tell your broker before the work is scoped, not after.

Replacement cost or actual cash value, the clause that decides your payout

Two Calgary policies can both say hail is covered and pay very different amounts for the same roof. The difference is one line in the wording.

REPLACEMENT COST, WHAT YOU WANT

ACTUAL CASH VALUE, WHAT CATCHES PEOPLE OUT

Ask us to confirm which basis applies to your roof, and at what age it switches. It is the question we get asked least and the one that changes claim outcomes most.

Flood coverage along the Bow and the Elbow

The June 2013 flood caused about $6 billion in total losses and $1.7 billion insured, with Bowness, Sunnyside, Inglewood and other river adjacent communities among the hardest hit. Standard policies still do not include it.

Overland water

Surface water from the rivers, heavy rain or a fast melt. Typically $100 to $400 a year depending on your flood risk, and essential in any Calgary flood plain community. A minimum deductible of $2,500 now applies at some insurers.
ENDORSEMENT REQUIRED

Sewer backup

Water rising through floor drains, a toilet or a sump, often during the same storms that bring the hail. Calgary’s 2024 event brought localized flooding alongside the hail. Several insurers now set a $2,500 minimum water deductible.
NEAR ESSENTIAL CITYWIDE

If your address is uninsurable for flood

Some high risk properties became impossible to insure for overland water after 2013. The federal Residential Flood Insurance program exists as a last resort option for exactly these homes, and we can talk you through where it applies.

Wildfire on the western edge

What drives Calgary home insurance rates

Hail exposure and roof condition carry more weight here than anywhere else in the province.

Hail corridor postal code

Northwest communities such as Tuscany, Rocky Ridge, Citadel and Nolan Hill carry the highest hail exposure in the city.

Roof age and material

The single biggest factor in Calgary. Past fifteen to twenty years, your list of willing insurers shortens fast.

Flood plain status

Addresses in the Bow and Elbow flood plains attract meaningful surcharges, and fewer insurers offer overland water there.

Rebuild cost

Priced on Calgary labour and materials to reconstruct, which is usually not what the house would sell for.

Claims history

Several claims in three to five years commonly moves a premium 20 to 40 percent, and some insurers decline outright.

Electrical and plumbing

Knob and tube, aluminum branch wiring, galvanized pipe and poly-B all narrow your options.

Deductible structure

The standard deductible, the water deductible and the hail deductible are three separate numbers. All three are negotiable.

Credit information

Most Alberta insurers offer a discount for consenting to a soft credit check, which never affects your score.

Bundling home and auto

The largest discount available to most Calgary households, worth pricing even mid term.

Calgary risk changes by quadrant

A quote is only as good as the risk information behind it. Here is what we check depending on where in the city you are.

Northwest hail corridor

Tuscany, Rocky Ridge, Citadel and Nolan Hill sit in the highest exposure band. Through 2026 the northwest and northeast remain the two most expensive quadrants to insure, on repeat hail exposure alone.

Bow and Elbow river communities

Bowness, Sunnyside, Inglewood and the wider flood plains. Expect overland water questions, surcharges and a shorter list of insurers willing to write the endorsement.

Inner city and character homes

Older stock across the inner city brings knob and tube, galvanized pipe and finished basements. Heritage era finishes also push rebuild cost above market value.

Northeast

Hit hardest in 2020 and again on the northern edge in 2024, and still carrying that record at some insurers. Newer construction earns credits, but the quadrant history is priced in.

Southeast, and the western edge

The southeast is still the most affordable quadrant for newer detached homes in 2026. On the west side, Signal Hill, Aspen Woods and West Springs sit closest to the Foothills, adding a wildfire question.

Beyond the city limits

Airdrie, Okotoks, Cochrane, Chestermere and Foothills acreages raise water supply, fire hall distance and outbuilding questions, and need a different market than a city lot.

Non renewed after a hail claim in Calgary?

Yes, you can still get coverage. Standard insurers tightened roof and claims rules after 2024. Specialty insurers underwrite the individual property, and we hold access to both.
Non renewed after a hail claim
Roof past the insurer age limit
Two or more claims in five years
Flood plain address refused for overland water
Knob and tube or poly-B plumbing
Vacant or under renovation
Secondary suite or short term rental
New to Canada, no local history
Bring us the non renewal letter. Knowing the exact reason an insurer walked away is what lets us place the risk somewhere else.

Calgary home insurance questions, answered

A broker is licensed to place business with many insurers rather than one. We take your property details once, run them through the market, and come back with a comparison of price and coverage.

In Calgary the second half matters as much as the first. We compare the hail deductible, the water deductible and the roof settlement basis, because those three lines decide what you receive after a storm.

Ask three questions. How many insurers do you actually hold contracts with? What is the hail deductible on each quote you are showing me? And is my roof settling on replacement cost or actual cash value?

A broker who cannot answer the second and third questions is comparing premiums only, which in Calgary is half the job. Also check they are licensed with the Alberta Insurance Council and that you can reach the same person at renewal.

Often, though not always, and cost is not the only reason to use one. A direct insurer shows you their own price. A broker shows you eleven and tells you which ones are competitive for your roof and your postal code.

There is no fee to you. Brokers are paid a commission by the insurer that writes the policy, and it is built into the premium either way.

Roughly $175 to $208 a month for a typical detached Calgary home, based on 2026 annual premiums of about $2,100 to $2,500. Recent market data puts the Calgary average near $2,484 a year. A condo unit runs closer to $38 to $58 a month and tenant insurance around $17 to $28.

Paying annually rather than monthly removes the financing charge most insurers add to instalments.

Hail. Calgary sits in the middle of Hail Alley, and Alberta has recorded a major hailstorm every year for the past decade, totalling roughly $8 billion in damage.

The August 2024 storm alone reached $3.29 billion in insured losses and affected close to 60,000 Calgary homes. Insurers spread that cost across the local pool, which is why your premium can rise without you ever claiming. An identical home in Calgary typically costs 30 to 50 percent more to insure than one in a low risk eastern city.

Alberta home insurance rates rose 11.9 percent year over year in the second quarter of 2026, the steepest increase of any province, according to the Applied Rating Index released on July 22, 2026. Because that index is built from the quotes insurers are actively offering, it reflects what Albertans are being quoted right now rather than policies already in force.

The longer trend is steeper still. Statistics Canada reported in June 2026 that Alberta homeowner premiums rose 391.6 percent between December 2005 and December 2025, and 55.8 percent in the five years to December 2025 against a national average of 38.6 percent.

It is a separate deductible that applies only to wind and hail claims, and it is frequently higher than your standard one. Many Calgary policies express it as a percentage of the dwelling limit rather than a flat amount, commonly in the range of 1 to 5 percent.

On a $600,000 dwelling limit, a 3 percent hail deductible is $18,000. Look on your declaration page under wind and hail, or ask us to read it for you. It is the first thing we check on a Calgary file.

Yes. Wind and hail are insured perils on every standard Alberta home policy, so damage to your roof, siding and windows is covered without buying an endorsement.

The variables are the hail deductible and whether your roof settles on a replacement cost or actual cash value basis. Those two decide whether an $18,000 replacement leaves you whole or thousands short.

Usually, yes. Impact rated roofing tested under UL 2218 earns published credits of roughly 5 to 25 percent off the dwelling portion, and up to 40 percent off the hail and wind component depending on the insurer. Some carriers also drop the separate hail deductible and keep the roof on replacement cost settlement past fifteen years.

The best time to upgrade is during a covered replacement you are already having done, where the premium saving alone often repays the upgrade within seven to ten years. Raise it before the claim is scoped rather than after.

If you are anywhere near the Bow or the Elbow, or at a low point where surface water collects, it is difficult to argue against. Overland water is not included in any standard Alberta policy and typically costs $100 to $400 a year depending on your flood risk.

Sewer backup is a separate endorsement covering water rising through drains and sumps. The two are not interchangeable, and most Calgary homes with a finished basement want both.

Some high risk properties became impossible to insure for overland water after the 2013 flood. If your address falls into that group, the federal Residential Flood Insurance program has been developed as a last resort option.

Talk to us first. In our experience a decline from one insurer does not always mean the whole market is closed, and the answer often depends on elevation and mitigation work rather than the postal code alone.

You are not alone, and you are still insurable. Standard insurers tightened roof age and claims rules across Calgary after that storm, which produced a wave of non renewals for reasons that had nothing to do with how well a home was maintained.

Specialty and surplus lines insurers underwrite each property individually rather than by rule. Send us the non renewal letter, because the exact stated reason is what tells us where the risk can go.

More here than anywhere else in Alberta. Past roughly fifteen to twenty years, several insurers will either decline, move you to actual cash value settlement, or apply a higher hail deductible.

A documented replacement reopens the market immediately. Send us the invoice and the material rating as soon as the work is finished, because insurers will not find out on their own.

No. Alberta law does not require homeowners to carry insurance. Every mortgage lender does, so anyone with a mortgage must have an active policy in place before the closing date.

If you own outright it is optional. In a city with Calgary’s hail record, very few people choose to go without.

Yes, and it is the largest discount most Calgary households can access, commonly 10 to 25 percent across both policies.

We quote bundled and separate and show you both totals. Occasionally two separate insurers still win, and you should see that rather than be told the bundle always wins.

Yes. We write homes across the Calgary region including Airdrie, Okotoks, Cochrane, Chestermere, Strathmore and Foothills County acreages.

Acreages need a different market than a city lot. Water supply, distance to a responding fire hall, outbuildings and any hobby farm activity all change which insurers will quote.

Most quotes take about fifteen minutes once we have the property details, and the majority of Calgary homes can be bound the same business day.

If you have a closing date, say so up front. We prioritise files where a lender needs proof of insurance by a specific day.

Nothing. House insurance, home insurance and homeowners insurance all describe the same product in Alberta, and the policy wording is identical.

Property insurance is the wider family. It also covers condo units, rented suites and rental properties, each on its own form.
